    Here's how Zeta demonstrates environmental responsibility in our day to day work life: A few months ago the Real Estate & Workplace (REW) team at Zeta were defining out Environmental & Social Governance goals - after a lot of jargon filled presentations, we asked ourselves - what can we implement immediately in our offices across India which can make a REAL and Positive impact on the environment. What followed was a series of initiatives which all of us are very proud of - here is what we did: 1. Plastic Garbage Bags to Compostable Garbage Bags: The garbage bags which were being used were made of plastic and we realized that we were putting a mountain of plastic back in the environment causing even more damage - we quickly researched and found compostable garbage bag manufacturers and made the switch - the amount of carbon footprint we saved by this simple switch has made a world of difference and given us a sense of relief that we are not adding to the environmental woes - all orgs can make this simple switch. (check out genuine compostable bags NOT biodegradable) 2. Water Conservation: At Zeta we simply changed the spouts of the taps with a sprinkler attachment which literally halves the water flow - saving tons of water wastage every month. Again a simple inexpensive way to support the environment - all organizations can easily implement. 3. Use of Recycled Copier Paper: Reams of paper get printed in all offices - at Zeta we simply started using recycled copier paper which may not look pristine white but gets the job done - saving millions of trees being cut for new printing paper manufacture. 4. Optimizing Electricity Usage: We have became very conscious of our electricity usage and have started simple activities of installing motion sensors for lights across offices which switch off if there is no motion sensed in the rooms or spaces - for older offices where we do not have these sensors we have mandated manual rounds by staff to switch off lights - also office areas with thin attendance (normally in evening hours) we switch of the Air Conditioning - all these small measures have started reflecting in the units of power consumed monthly and we are determined to keep going at it and make a real contribution to greener future together.     Green Offices Are Not a Trend. They’re an Audit. (And most workplaces are failing it.) We’ve all seen it - the moss walls, the bamboo desks, the token potted plant. Pretty? Sure. Sustainable? Barely. Let’s be clear: “Green design” isn’t a vibe. It’s a responsibility. Real sustainable office design is measurable, auditable and impactful. If it can’t lower emissions, save energy, improve human health and reduce landfill waste, it’s just decoration with good PR. Here’s what real green design looks like: 1. Material Choices Matter If it’s not FSC-certified, low-VOC, or cradle-to-cradle, it’s greenwashing. Demand better from your vendors. Beware: “eco‑friendly” veneer over particleboard still hides glue with formaldehyde. Real sustainability comes from certified FSC/PEFC timber, recycled steel, low-VOC paints, and biobased composites. 2. Energy Isn’t Just LED Bulbs Think daylight harvesting, high-performance glazing, on-site renewables and HVAC intelligence. Half-measures don’t cut emissions. Real change starts with: Daylight harvesting: sensors, skylights, smart dimming. On-site renewables + smart microgrids: solar doesn’t just power lights—it feeds storage and HVAC, optimizes peak loads, balances with EV charging. 3. Health Isn’t Optional No more plastic plants and filtered air labeled “premium.” You deserve natural ventilation, living greenery, circadian lighting and acoustic comfort. Prioritize: Natural ventilation (with air-quality sensors to back it up). Biophilic design - real plants, not plastic. Bonus: proven to reduce stress, improve cognition. Thermal comfort, acoustic control, circadian lighting because productivity isn’t just about Wi‑Fi speed. 4. Waste Is Designed In (or Out) Modular builds, circular take-back systems, zero landfill construction sites because “out of sight” is NOT “out of impact.” Think: Modular systems – walls, desks, lighting fixtures that can be disassembled, reconfigured, reused. Take‑back schemes – partner with suppliers to reclaim old furniture and materials. Construction waste audits – >90% diversion isn’t bragging—it’s baseline target. 5. If You Can’t Measure It, It’s Not Sustainable Certifications, carbon dashboards, water audits, sustainability reports - data is the new design language. Use: BREEAM/LEED, Fitwel, WELL standards. Real-time dashboards for energy, water, waste, indoor air quality. Annual sustainability reports with carbon budgeting and progress reviews. So here’s the uncomfortable truth: Most “green” offices are marketing exercises dressed as environmental responsibility. At Flipspaces, we don’t design just for Instagram. We design for impact. ✔ Smarter spaces. ✔ Healthier teams. ✔ Lower emissions. ✔ Zero excuses. Because a “nice office” is good. But a “net-positive office”? That’s where real leadership begins.     Sustainability stands on 3 legs. Remove one, and the whole thing topples. Here’s how they show up, especially in Facilities & Operations: Environmental Sustainability The planet pillar. Don’t take more than nature can regenerate. This is what most people think of first. For FM leaders, it’s tangible: Energy: kWh per sq ft, optimized BMS setpoints, DG run-hours, shift to renewables Water: Liters per person per day, STP reuse, rainwater harvesting, leak-free systems Waste: Segregation at source, composting wet waste, e-waste take-back, zero-to-landfill targets Emissions: Scope 1 & 2 tracking, refrigerant management, EV-ready infra Rule: Operate within the site’s ecological budget. If the campus can’t “afford” the water you’re drawing, you’re in debt to the next season. Social Sustainability The people pillar. A green building is useless if it’s unsafe, unfair, or unhealthy. This is about the human ecosystem we manage: Health & Wellbeing: IAQ, daylight, thermal comfort, ergonomic workspaces, mental health spaces Safety: Zero-harm culture, contractor safety, emergency preparedness, safe drinking water for all staff Equity: Living wages for housekeeping/security, POSH compliance, inclusive design, accessibility Community: Local hiring, skill development for FM staff, CSR linked to operations Rule: You can’t claim ESG if the person cleaning your LEED Platinum washroom doesn’t have PPE or PF. Protect your people first. Economic Sustainability The profit pillar. Green initiatives that bankrupt you aren’t sustainable. This makes it real for the CFO and for the long term: Lifecycle Cost: Choose assets on TCO, not L1. A ₹100 LED saves ₹1000 over 5 years Efficiency = Savings: Every kWh saved, every leak fixed, every PPM done right hits the P&L Risk Mitigation: Water stress, carbon tax, energy price volatility—sustainability is insurance Brand & Talent: Clients, investors, and Gen Z employees choose partners with purpose Rule: If it’s not economically viable, it won’t scale.     The air inside your office is making you dumber. That's not an opinion — Harvard proved it. Researchers at Harvard's T.H. Chan School of Public Health ran a controlled experiment: 24 office workers spent 6 full work days in an environmentally controlled space, blinded to test conditions. On different days, the researchers secretly manipulated ventilation rates, CO2 levels, and volatile organic compound (VOC) concentrations from standard office materials. The results were not subtle. Cognitive function scores were 61% higher in "Green" building conditions and 101% higher in "Green+" conditions with enhanced ventilation — compared to conventional office environments. The difference was statistically significant across all nine cognitive domains tested, including decision-making, strategic thinking, and crisis response. Both VOCs and CO2 were independently associated with reduced cognitive performance. We spend roughly 90% of our time indoors. The building you're sitting in right now is either enhancing your team's cognitive output or quietly degrading it. This is not a wellness initiative. It's a building performance issue with direct economic consequences for every business operating out of a commercial space. Open the windows. Increase the ventilation rate. Eliminate unnecessary VOC emitters. Your building's air quality is either an asset or a liability — and most owners have never measured which one.     Companies spend thousands on productivity tools. This one that actually works for the brain costs almost nothing. We have designed the modern workplace to do the exact opposite of what the brain needs. Fluorescent lights. Concrete walls with a KPI board. Windows that face other buildings. A study published in JAMA Network Open followed 13,594 middle-aged women and found that those living near more green space had faster thinking, sharper attention, and higher overall cognitive function. Your brain has two modes of attention. The first is effortful. Focused, task-driven concentration. The kind you use in back-to-back meetings, deep work sessions, and deadline sprints. It depletes. And unlike your phone battery, there's no indicator telling you how close you are to zero. The second is effortless. Triggered by leaves moving, birds, water, and natural light. This one restores. Nature gives your exhausted attention system a chance to recover. The result is better concentration, quicker processing, and a clearer head. The study also found that lower depression partly explains why green spaces improve cognition. When your environment calms your nervous system, everything downstream improves. Google, Amazon, and Apple understood this before most. Living walls, open courtyards, indoor trees, natural light by design. Not because it looks nice. Because it works. You don't need a billion-dollar campus to apply this. A walk outside at lunch. A plant on your desk. A meeting away from a screen. Ten minutes near something green. You wouldn't run software on a broken operating system. Your brain is no different.
